But first, I want to share a real story 'from the trenches' from last weekend. I am currently working some buyers that are interested in house in north Boulder. We have been looking for a few weeks and what we've found so far has been overpriced and/or needed to much work.
But then everything finally came together...
On Saturday morning a house that had real potential came across our radar. We scheduled the showing at 12pm on the same day. My clients loved the house. It was competitively priced so we knew we had to act quickly. By Saturday afternoon we had the offer submitted. By early Sunday morning we were under contract.
My clients were very excited to avoid a multiple offer scenario...
The key in this market is to have someone supporting you that can act fast. You need a knowledgeable real estate broker that can show a property on short notice (preferably the same day the property hits the market). Properties in the MLS that are priced right and/or decent condition will go quickly.
Below is a list of properties I found to be still worth your while to check out this weekend. I live and work downtown Boulder. 1) 437 18th St:
Listed at $2,789,000. Boulder luxury at its best. On a quiet street close to Chautauqua Park. Lots of character and architecture. On a large corner lot. Properties in this neighborhood normally sell at a premium price. This listing however seems to be competitively priced. This property appears to satisfy the most discerning buyer. I'm happy to set up a private showing on this property this weekend.
2) 1345 Mariposa:
Listed at $1,975,000. Just down the street from the 18th street property above. Modern design in a Chautauqua setting on Bluebell Canyon Creek. Ranch floor plan, seems super interesting from an architectural point of view. Why not check out both of these listings this weekend to compare? Call me at 303.419.5817 to set up a private showing.
3) 503 Dewey Ave:
Listed at $1,625,000. Another modern home, this one in the sought after Newlands neighborhood. Appears to be in great shape and is on a corner lot on 5th and Dewey. Close to downtown, Ideal Market, and the Mount Sanitas trail head. Close to North Boulder park where I personally enjoy cross country skiing. Homes in Newlands are priced higher than other parts of town due to the proximity to everything that downtown Boulder has to offer. Be careful about overpaying for a home in this part of town. There are several other homes also available in this price range. I'm happy to schedule a showing of homes in Newlands if this is the part of town you'd like to be in.
4) 260 Mohawk Dr:
Listed at $619,900. I checked out this property last weekend. It's in a great location in Frasier Meadows. Needs some work but is competitively priced. I think you'll have to act quickly to get this one. Tenant occupied. If you are flexible on your closing date this may be a good deal for you. Diamond in the rough.
5) 1080 Fairway Dr #3:
Listed at $550,000. I stopped by this property as well this past weekend. It's part of a triplex but lives like a single family home. If you are looking for a condo or apartment in Boulder this may be a nice alternative as well. Very low maintenance with the HOA covering most of the yard work, snow removal, etc. Backs up to green space and the golf course is within view as well. Nice inside space with three bedrooms upstairs. Looks to be decently priced.
