Happy New Year, we hope you had an amazing holiday season!  We are so appreciative for all of our clients, friends, and agents.  We really enjoyed seeing you at our Annual Holiday Appreciation party.  That was quite a night starting off with a tequila tasting, cocktail hour, sit down dinner, mariachi band, salsa performers, and ending the night with dancing.   We were overwhelmed with the attendance and holiday cheer.  Thanks to Red Agave for hosting such a large and spirited crowd. 

This is the time of year that we reflect on the accomplishments of the previous year and prepare for the upcoming year with our best foot forward.  One thing we’d like you to consider is making your money work for you in the new year through real estate.  Real estate offers many benefits: cash flow, leverage, debt reduction, tax savings, and appreciation.  Ask yourself these questions: Do I own a home?  Has it been a good investment?  What would my net worth be like if I owned several homes?  Have I considered using real estate as investment strategy for college planning for my kids or grandkids?  We are happy to set up time with you to discuss an investment strategy and process.

Home sales have continued to exceed new inventory for several weeks.  If the trend continues, we may see upward pressure on pricing in the near future.  If you are thinking about buying, now is a good time prior to the spring rush.  If you are thinking about listing your home this year, let’s discuss what we need to do now to prepare your home for sale so that we can help you net the most money.  We are happy to do a real estate review and help you come up with a plan. 

The median price per total square foot is up 5.4% for the county and up 9.5% for the city for single family homes compared to this time last year.   Inventory for single family homes is up 1.9% in Boulder county and up 13.4% in the city of Boulder compared to this time last year, but down approximately 25% for the county and 31% for the city from last month.  The median sales price is up 3.3% for Boulder county and up 5.5% for the city of Boulder year over year.  Average days on market is up 3.2% at 65 days for the county and down 2.9% at 68 days for the city compared to this time last year, but trending upward from last month.

Dillon Ice Castles
When:  now through February 17
Where: Dillon Town Park , 120 Buffalo St., Dillon, CO 80435
Ice Castles is an award-winning frozen attraction located in six cities across North America.  Colorado is lucky enough to have an exhibit in Dillon. The experience is built using hundreds of thousands of icicles hand-placed by professional ice artists. The castles include breathtaking LED-lit sculptures, frozen thrones, ice-carved tunnels, slides, fountains and much more.
 
Mamma Mia!
When: now through February 22
Where: Boulder Dinner Theatre, 5501 Arapahoe Avenue, Boulder, CO 80303
The Boulder Dinner Theatre never disappoints.  Enjoy a meal while watching a live show up close and personal.  Mamma Mia! is a classic featuring the hits of the wildly popular ‘70s Swedish pop/dance group ABBA, Mamma Mia! tells the hilarious story of a young woman’s search for her birth father. This sunny and funny tale unfolds on a Greek island paradise.
 
Ouray Ice Festival
When: January 23-26
Where: Ouray, CO
If ice climbing is your thing, there isn’t a better place to be than Ouray, Colorado in January. Each year, the tiny town, located about an hour from Telluride, attracts ice climbers and enthusiasts from all over the world for their Ouray Ice Festival.  During the festival, climbers of all skill levels can participate in clinics, workshops and new gear demos. Plus, there are competitive events featuring the best ice climbers from around the world, which attract a sizeable audience each year.
 
National Western Stock Show Parade
When: January 9 at noon
Where: Downtown Denver
On Thursday, January 9th, Jake Jabs will lead the traditional drive of Longhorn cattle, horses and western wagons through the streets of downtown Denver to celebrate the start of the 114th National Western Stock Show. The Stock Show Kick-Off Parade begins at noon outside Union Station. The parade marches fifteen blocks down 17th Street to Tremont.  If you haven’t been to the National Western Stock Show itself, don’t miss out on the opportunity this year.
